Terms and conditions

1. Acceptance of Terms

By making a booking with Bakamuna Coliving (“Bakamuna”, “we”, “us”, or “our”), located at 32 Victory Garden, Ashokarama Rd, Dikwella 81200, Sri Lanka, you acknowledge that you have read, understood, and agreed to these Terms & Conditions. Please review them carefully before confirming your reservation.

2. Eligibility

You must be at least 18 years of age to make a booking with Bakamuna. Guests under 18 are welcome to stay only when accompanied by a parent, legal guardian, or responsible adult over 18 who assumes full responsibility for them. We reserve the right to request valid identification at check-in and to cancel any booking made by an underage guest without an accompanying adult, with no refund.

3. Booking & Payment

To confirm a reservation, a 50% deposit of the total booking amount is required. The remaining balance is due upon arrival or may be settled in advance, at the guest’s preference.

Payment can be made via:

• Online card payment (Visa, Mastercard, Amex) through our payment provider
• Direct bank transfer to our business foreign currency account
• Other methods agreed in writing with Bakamuna

Bookings are only considered confirmed once the deposit has been received and a written confirmation has been issued by us. Until that moment, availability is not guaranteed.

All rates are quoted exclusive of applicable Sri Lankan government taxes and tourism levies unless stated otherwise. Foreign guests are required by Sri Lankan law to pay in foreign currency; LKR equivalents may be accepted with documentary proof of conversion through a licensed bank.

4. Cancellation & Refund Policy

Our cancellation terms are set out in our separate Cancellation & Refund Policy, which forms part of these Terms & Conditions.

5. Check-in & Check-out

• Check-in: from 3:00 PM on your arrival day
• Check-out: by 11:00 AM on your departure day

Early check-in and late check-out may be accommodated subject to availability — please request in advance. Late check-outs without prior approval may incur an additional charge equivalent to half a night’s rate.

6. Guest Registration

In accordance with Sri Lankan law, all guests must be registered on arrival with their full names and passport numbers. A copy of each guest’s passport photo page may be requested. Refusal to provide this information may result in the booking being cancelled without refund.

7. Occupancy & Use of Property

The maximum number of guests permitted is the number stated on your booking confirmation. Additional guests, visitors, or day-use of the property by non-registered persons is not permitted without our prior written consent. Exceeding the agreed occupancy may result in additional charges or, in serious cases, termination of the stay.

Bakamuna is a private residence within a village community. It is not a hotel and is not suitable for loud parties or large events. See our house rules below for specifics.

8. House Rules

By booking, you agree to respect the following rules throughout your stay:

• No smoking inside the house. Smoking is permitted outdoors only. Please dispose of cigarette butts responsibly.
• No pets.
• No parties or large gatherings. Bakamuna is a quiet space in a residential village.
• Quiet hours: no loud music or noise between 10:00 PM and 7:00 AM, out of respect for neighbouring families with children.
• No footwear inside the house.
• No food in bedrooms, to prevent pests and insects.
• Close balcony and room doors when not present — monkeys and other wildlife may enter otherwise.
• Mindful use of electricity and water. Please switch off air conditioners and lights when leaving the house.
• Waste separation: please separate plastic from other waste; our team will handle disposal.
• Drugs and illegal substances are strictly prohibited. Any violation will result in immediate eviction without refund and may be reported to Sri Lankan authorities.
• Respect local customs and dress codes (for example, no topless sunbathing, including on private terraces).

Guests who repeatedly breach these rules, after one reasonable warning, may be asked to leave the property without a refund.

9. Damage & Security

You are responsible for any loss, breakage, or damage to the property or its contents caused by you or any member of your party during your stay. We may request a refundable security deposit for whole-villa bookings and retreats. Damage or missing items discovered after departure will be charged to the card or account used for the booking.

Accidents happen — please inform us immediately of any damage or issue so we can address it fairly and promptly.

10. Liability

Bakamuna, its owners, and its staff accept no liability for:

• Personal injury, illness, or death, except where caused by proven negligence on our part
• Loss, theft, or damage of personal belongings during your stay
• Use of the swimming pool, which is unsupervised and used entirely at guests’ own risk
• Events outside our reasonable control, including but not limited to natural disasters, extreme weather, power or water outages, government actions, civil unrest, or acts of God
• Activities or services booked through third parties (yoga teachers, tour guides, transport providers), even if introduced by us

We strongly recommend that all guests hold comprehensive travel insurance covering medical expenses, personal belongings, cancellation, and any activities they plan to undertake during their stay.

11. Changes by Us

In rare circumstances, we may need to make changes to your booking or accommodation due to unforeseen events (maintenance issues, damage, force majeure). In such cases, we will inform you as early as possible and will either provide comparable alternative accommodation or offer a full refund of amounts paid to us. Our liability is limited to a refund of amounts paid; we cannot be held responsible for consequential losses such as flights or other travel arrangements.

12. Privacy

Your personal data is handled in accordance with our Privacy Policy, which forms part of these Terms & Conditions.

13. Governing Law

These Terms & Conditions are governed by the laws of the Democratic Socialist Republic of Sri Lanka. Any dispute arising from your booking or stay shall be subject to the exclusive jurisdiction of the Sri Lankan courts.
