Terms & Conditions

1. Acceptance of terms

By making a booking with Bakamuna Coliving (“Bakamuna”, “we”, “us” or “our”), located at 32 Victory Garden, Ashokarama Rd, Dikwella 81200, Sri Lanka, you confirm that you have read, understood and agreed to these Terms and Conditions. These terms apply to bookings made directly with us, through our website, email or WhatsApp. Bookings made through Airbnb, Booking.com or Vrbo are also governed by that platform’s own terms and cancellation policy.

2. Eligibility

The lead guest must be at least 18 years old. Younger guests are welcome when accompanied by an adult of 18 or over who is responsible for them. We may ask for valid identification on arrival, and we may cancel a booking made by an underage guest without an accompanying adult, with no refund.

3. Booking and payment

Room bookings are paid in full at the time of booking. Retreats and group bookings follow the payment schedule set out in your written proposal. We accept payment by card online, by bank transfer, or you can pay at the property. A booking is confirmed when we have sent you a written confirmation. Rates are quoted in US dollars and exclude applicable Sri Lankan government taxes and tourism levies unless stated.

4. Cancellation and refunds

Cancellations and refunds are covered by our cancellation and refund policy, which forms part of these terms. In short: rooms are fully refundable up to 48 hours before arrival; the whole villa up to 7 days before arrival, or 14 days in high season (1 December to 31 March). After those points, and for no-shows or an early departure, a booking is non-refundable. Please read the full policy before you book.

5. Check-in and check-out

Check-in is from 3:00 PM and check-out is by 11:00 AM. Early check-in and late check-out are sometimes possible by arrangement in advance.

6. Guest registration

Sri Lankan law requires us to register every guest with their full name and passport number. We may ask for a copy of your passport photo page. We cannot host guests who are unable to provide this, and non-compliance may result in cancellation without a refund. We handle this information in line with our Privacy Policy.

7. Occupancy and use of the property

The property may only be used by the number of guests on the booking. Additional guests or visitors need our approval in advance and may be subject to an additional charge per night. Exceeding the agreed number of guests may result in extra charges or, in serious cases, the end of the stay.

8. House rules

Bakamuna sits in a quiet residential village, so a few things keep us good neighbours:

  • Smoking outdoors only.
  • No pets.
  • No parties or large gatherings.
  • Quiet hours between 10:00 PM and 7:00 AM.
  • No footwear indoors.
  • No food inside the bedrooms.
  • Turn off the light and electrical appliances like the A/C when leaving the house.
  • Keep doors and windows closed to keep wildlife out.
  • Use water and electricity mindfully, and separate waste where marked.
  • Drugs and illegal substances are strictly prohibited.
  • Please respect local customs and dress modestly away from the beach.

Repeated breaches after a warning may end the stay without a refund.

9. Damage and security

Guests are responsible for any damage or loss to the property during their stay. Damage found after departure may be charged to the payment method on file.

10. Liability

We are not liable for personal injury except where caused by our proven negligence, for loss or theft of personal belongings, for the use of our facilities and amenities, for events beyond our reasonable control, or for third-party services we help arrange, such as transport, tours or activities. We strongly recommend comprehensive travel insurance.

11. Changes by us

Very occasionally, circumstances beyond our control mean we have to change or move a booking. If that happens, we will offer you a comparable alternative or a full refund of what you have paid. Our liability in these cases is limited to that refund.

12. Privacy

We handle your personal information in line with our Privacy Policy.

13. Governing law

These terms are governed by the laws of Sri Lanka, and the courts of Sri Lanka have exclusive jurisdiction.
